1. Booking & Payment

All bookings are confirmed only upon 100% online payment via Razorpay. Cash payments are not accepted. A security deposit is collected at the time of booking and is refundable within 1 working day post checkout, subject to property inspection.

2. Check-in / Check-out

Standard check-in is at 2:00 PM and check-out is at 11:00 AM. Early check-in (12:00 PM) and late check-out (2:00 PM) may be arranged at an additional charge of Rs.2,000 each, subject to availability.

3. Guest Capacity

Each villa has a defined base capacity and maximum capacity. Additional guests beyond base capacity are charged Rs.1,000 per person per night. Floor mattresses, blankets, and pillows are provided for extra guests. Exceeding maximum capacity is strictly not allowed.

4. Indemnity & House Rules

All guests must sign a digital indemnity form before check-in. Guests must abide by the house rules including noise curfew (10 PM), pool safety guidelines, and property care responsibilities. Any damage to the property will be deducted from the security deposit or charged separately.

5. ID Submission

Government-issued photo ID of all guests is mandatory and must be submitted via WhatsApp (+91 9137893277) at least 1 day before check-in. Accepted IDs: Aadhaar Card, PAN Card, Passport, Driving License.

6. Celebration Villa Booking

Booking the 12BHK Celebration Villa reserves all 3 individual villas (3BHK, 4BHK, 5BHK) for your exclusive use. Conversely, booking any individual villa will block the Celebration Villa for those dates.

7. Maid Service

Optional maid service is available at Rs.2,000 per day (1 PM to 9 PM). This covers serving of lunch, high tea, and dinner only. Cooking, food supply, and ingredients are not included and must be arranged separately by the guest.

8. Prohibited Activities

Drugs, illegal substances, and illegal activities are strictly prohibited. Pets are not allowed. Smoking is permitted only in designated outdoor areas.

9. Limitation of Liability

Royal Garden Villas shall not be liable for any injury, loss, or damage to person or property during the stay. Swimming pool use is at the guest's own risk. Children must be supervised at all times.

10. Governing Law

These terms are governed by the laws of India. Any disputes shall be subject to the jurisdiction of courts in Pune, Maharashtra.
